With over 15 years combined experience as a managing agent, Woodland have accrued an in-depth knowledge of what is required in the successful management of buildings. We understand the leaseholder/managing agent relationship and the importance of transparent and efficient communication. We are also in the rarefied position of being experts in asset management and fully intend to pass these benefits onto our clients and customers. All our buildings will have personalised 10-year maintenance plans put in place to ensure proactive planned maintenance of every asset.

Services

Compliance and Risk Management – It is a legal requirement for a building with communal areas to have risk assessments undertaken for health and safety, fire, water and asbestos (where applicable). We work with a third-party consultant to ensure that all legislative requirements are met, and any risks are managed to provide a safe environment for anyone living in, or visiting a building managed by us.

Major Works – A major works project can be a lengthy, disruptive and an expensive undertaking. We ensure that a 10 year maintenance programme is in place at each of our buildings to allow for collection of the funds over a phased period so that our customers are not faced with large bills. Our customers are consulted with in accordance with legislation and we work with third party surveyors to ensure the smooth running of the project.

Site Visits – Site visits are completed at an agreed frequency and are essential to ensure proactive management of the building.

Comprehensive Reporting – Financial reporting is available to our clients on an agreed frequency, allowing for complete transparency on the financial status of their building.

Repairs and Maintenance – We arrange for any repairs and maintenance associated with the communal elements of the building, working with independent contractors to ensure works are undertaken to the best standard possible whilst achieving competitive rates.

Service Charge Management – A dedicated property manager and service charge accountant work together to produce the annual estimated cost (budget), process expenditure throughout the year (invoices relating to any services provided to the block) and produce year end accounts to reflect actual expenditure, all in accordance with the terms of the lease.

Credit Control – It is essential that service charges are paid on time (in accordance with the lease) as these funds are required to manage the building. Unfortunately, it is quite often the case that there are late payers, for this eventuality we have a robust credit control process in place, which is managed by a dedicated credit controller.

Ground Rent Collection – For an agreed annual fee, we will arrange for ground rents to be raised and charged in accordance with the individual leases. The funds will be collected and passed to our clients on an agreed frequency. Subject to current legislation our credit control procedure will be used to ensure that the rents are paid in a timely manner.
